Use of the calculator
Adjustmentstack is a tool for tracing loan-level price adjustments (LLPAs) from published Fannie Mae matrices. You may use it free of charge, without registration or authentication, for any lawful purpose.
No accounts or stored data
This product does not require an account. It does not store loan characteristics, calculation results, or any personal data. Each use is independent and no history is retained server-side.
Not financial advice or a rate quote
The output of Adjustmentstack is a price adjustment ledger for educational and analytical purposes. It is not:
- A rate quote, loan lock, pre-approval or offer of credit
- Financial advice, mortgage advice or any regulated advice of any kind
- A guarantee that the computed adjustments reflect any specific lender's pricing
You should independently verify all adjustments against current published matrices from Fannie Mae or your lender. Grid data embedded in this product has an effective date of 2024-07-01 and may be stale. Always consult a licensed mortgage professional before making decisions based on this output.
No email or alerts
This product does not send email, alerts, notifications or any form of communication to users. There is no email sender in the infrastructure, and no feature of this product implies that one exists.
Billing and subscriptions
Adjustmentstack currently offers a Free tier that requires no payment. A Professional subscription tier is planned but not yet available for purchase. This section describes the billing terms that will apply when a payment processor is connected.
Professional subscription
The Professional tier is priced at $19 per month (billed monthly). A subscription provides access to Professional features for the duration of the billing period. Payment processing is not yet available — no charges can currently be made on this site.
Failed payments
If a payment attempt fails (card declined, insufficient funds, or other reason), access to Professional features will be suspended until the outstanding charge is successfully collected. Up to three automatic retry attempts will be made over the following days. After three failed attempts, the subscription will be cancelled.
Refunds
All charges for the Professional subscription are non-refundable except where required by applicable law. If you cancel your subscription, you will retain access to Professional features until the end of the current billing period, but no partial refund will be issued for the remainder of that period.
Cancellation
You may cancel your Professional subscription at any time. Cancellation takes effect at the end of the current billing period. The Free tier requires no subscription and no cancellation.
Intellectual property
The Adjustmentstack mark, brand identity and software are the property of the operator. The underlying Fannie Mae LLPA grid data is the property of Fannie Mae and is used for reference purposes under fair use.
Limitation of liability
This product is provided "as is" without warranty of any kind. The operator is not liable for any damages arising from use of or reliance on the output of this calculator. Specifically, the operator is not liable for incorrect assumptions about grid data, stacking order, or stale grid revisions.
Changes
These terms may be updated. Continued use of the calculator after changes constitutes acceptance of the updated terms.
Governing law
No governing law or jurisdiction has been specified. The operator will designate a governing law when a legal entity is registered.

No contact method has been established. Until a legal entity is registered and a contact address is in place, inquiries cannot be received. This section will be updated when a means of contact is available.
